Matthew Waite

Executive Director, Property Originations

Matthew Waite has over 19 years of experience in the structured real estate finance industry and is currently an Executive Director with Wingate Property, based in Sydney. Matt is responsible for client relations, sourcing, structuring, and executing a diverse range of debt transactions, including senior and subordinated debt facilities.

Having spent over eight years with Wingate, Matt has held numerous positions across the organisation, including roles in originations, credit risk and analysis, and capital raising.

Previously, Matt was an Executive Director at PGIM Real Estate, where he was responsible for originating both core and high yield real estate debt opportunities. Prior to that, he held various positions at Investec Bank (Australia) Limited and the Property Council of Australia within the research division.

Matt holds a bachelor’s degree in Property Economics (Property Analysis) from the University of Technology Sydney.

Rob Di Iorio

Executive Director, Property Originations

Rob Di Iorio is an accomplished professional in the real estate finance industry. With over 25 years of experience, he has a proven track record and has been instrumental in originating, evaluating and managing real estate finance opportunities in excess of $10 billion across the capital structure over his career. As an Executive Director in the Wingate Sydney team, Rob is focused on identifying and managing opportunities in NSW and the ACT.

Before joining Wingate nine years ago, Rob held senior roles at Commonwealth Bank, Lloyds International, and National Australia Bank, where he honed his expertise in real estate finance and investment.

Known for his strategic approach and industry knowledge, Rob is dedicated to delivering tailored financial solutions that meet the needs of his clients.

Rob holds a Bachelor of Economics from Monash University.

David Crotty

Director, Property Originations

David Crotty has over a decade of experience in real estate finance. At Wingate, David is a Director in the Property Origination team focussing on the origination, assessment, and ongoing management of real estate debt transactions across the capital stack. David previously held various roles across risk, analysis, and execution within Wingate.

David began his career at the Commonwealth Bank of Australia, where he worked in the real estate finance team with a focus on construction and investment lending across all asset classes. He later joined PGIM Real Estate, serving as Vice President in debt origination and execution across High Yield and Core lending products.

David holds a Bachelor of Economics and finance from Curtin University in Western Australia.

Yu Zhang

Associate Director, Property Origination

Yu Zhang is a seasoned banking professional with 10 years of experience in the financial services industry. Prior joining Wingate, he served as the Head of Property within Corporate Banking at Bank of China’s Sydney Branch, overseeing a $2 billion loan portfolio, working with international clients, ASX-listed companies, and large private organisations.

Yu also brings valuable project management experience in construction and property development, where he has successfully managed and delivered large projects. Currently in an origination role, Yu combines the knowledge in banking, property and project management to secure tailored financial solutions for clients across various sectors.

Yu holds a bachelor’s degree in Civil Engineering from the University of New South Wales.
